Position Summary

Primaris REIT is currently hiring a dedicated and enthusiastic Director, Leasing to join our team at our Head Office, Toronto, ON. If you have a background in retail real estate leasing, strong negotiation and sales skills and thrive in a dynamic, fast-paced environment, this exciting opportunity is perfect for you!

Role

As the Director Leasing, you are responsible for planning the merchandise strategy and executing leasing activities to minimize and prevent vacancies in the portfolio. Responsibilities will include marketing vacant units, negotiating lease terms, maintaining peak levels of occupancy and fostering positive relationships with tenants, brokers and staff. You are accountable for revenue and occupancy targets, identifying re-merchandising opportunities and executing on these plans to increase NOI.
• Work collaboratively to recommend and develop short and long-term strategies for assigned shopping centres that create added asset value, focusing on both team and national approaches
• Provide, analyze and action quarterly and annual reports for assigned properties and establish leasing priorities
• Develop leasing strategies that take advantage of changing market conditions and negotiate leases
• Implement all leasing activities for assigned properties in accordance with approved budgets and strategy plans
• Create leasing budgets for assigned properties
• Monitor and provide commentary on monthly and quarterly real estate financial reports
• Coordinate with internal teams locally and nationally including but not limited to Property Operations, Lease Administration, Legal and Accounting on leasing efforts
• Foster positive relationships with tenants, brokers and staff
• Attend real estate conferences and conventions throughout the year
• Other responsibilities, as assigned

Requirements

To excel in this role, we are looking for candidates who have a strong understanding of lease documentation and shopping centre operations. If this opportunity sounds interesting to you, you likely have the following attributes:
• Minimum 10+ years in retail real estate leasing
• University degree in related area required
• Must have thorough understanding of lease documentation and shopping center operations
• In-depth understanding demographics, traffic patterns and market trends
• Knowledge of competition and market rental rates
• Strong Real Estate specific financial skills
• Excellent customer service skills
• Proven merchandising, negotiation and sales skills
• Must have a high degree of confidentiality and ability to handle sensitive information
• Self-starter with a go-getter attitude
• ICSC designation an asset
• Real Estate License preferred
