Senior Legal Counsel
Toronto Head Office - Toronto, ONPrimaris REIT is currently hiring a dedicated and ardent Senior Legal Counsel to join our Legal team at our downtown Toronto head office location. As the Senior Legal Counsel, reporting to the SVP, Legal, you will provide leadership through practical and timely legal advice across departments, skillful drafting of lease and other legal documentation and by working effectively within multi-functional teams on major lease and development transactions by:
• Drafting, negotiating, and finalizing anchor, major and other retail leases and ancillary documentation
• Establishing initial precedents and draft, negotiating, and finalizing a wide range of contractual documentation including Canadian Construction Documents Committee contracts, social media agreements and service contracts
• Assisting Leasing in the preparation and negotiation of Letters of Intent
• Assisting Operations, including site staff, in the interpretation of lease clauses, issuance of default notices and resolution of tenant disputes
• Assisting Development in analyzing anchor, major and Commercial Retail Units tenants’ rights and shopping centre restrictions
• Assisting Corporate Secretary with various tasks relating to continuous disclosure requirements and filings, and various board of trustees’ functions
• Overseeing lease-related documentation for Quebec properties and instruct outside counsel with respect to same
• Retaining outside legal counsel and instruct with respect to document preparation and negotiation
• Recruiting, motivating, leading, mentoring, developing, directing, and evaluating all direct reports through regular formal & informal discussions, including annual evaluations
To excel in this role, we are looking for candidates who are motivated with a strong attention to detail. The below are requirements for the role:
• Minimum 5 years of leasing and/or transactional experience within a major law firm or in-house for a landlord with a significant retail portfolio
• Public company exposure/experience a strong asset
• Extensive expertise in commercial tenancy law and leasing
• Proficient in word processing, especially Microsoft Word, for legal documentation
• Demonstrates sound judgment and a business-oriented approach to law
• Excellent communication, negotiation, and analytical skills for effective drafting and communication
• Superior organizational skills, time management, and ability to prioritize in a high-demand, fast-paced environment.
